CHAPTER ONE

  • Introduction

Management is an integrated process by which authorized individuals create, maintain and operate an organization, establishment or setup in the selection and accomplishment of its aims. From the two words, “Property and Management”, one can say that property management is the responsibility or the ability to plan, organize, lead and control the activities of an estate (a landed property) towards actualization of optimum usage of facilities.

For proper management of a property a strategy for social and economic planning is highly required. Conventionally, the estate managers operate the manager of an estate on the basis of physical visitation to the estate and taking and inventory of the facilities in the estate. The location of the property is presented on a paper map in a graphical from and in the process of representing features, many details or data gradually reduce in its pectoral form and many real details often filtered away. It is quite obvious that there is no “management” without measurement, an effective management can only be realized if there are data about the features in a property.

In order to overcome the internal problems or limitation of the old system of management of a property, the invention of computerized property management system was considered. There are many benefit derived from computerized property management system, few case are, it is of interest to note that these application were successful as result of the production of a computerized property management system of the stud area.

Gilbert castle also emphasizes on a computerized property management system activities in the following areas, market monitoring and ranking, site selection, brokage, property management, portfolio management, appraisal property tax assessment, management of publicity owned real estate assets, sales of data layers by public agencies etc.

 

1.2     Theoretical Background

In this section, the management information system is a computer head information system that produces, standardized reports in a summarized and structure form. It is the conversion of our manual property system to a computerized property management system. This involves the absence of effective system to manage the estate of federal housing estate, Uyo. It is used to support middle managers.

 

1.3     Statement of the Problem

This is the conversion of our manual property management system to a computerized property management. This involves the absence of effective system to manage the estate of federal housing estate, Uyo. This necessitates the initiation of this project. The production of a computer software system in this area will provide a solution in the following areas.

  • Updating and medication of information covering the land parcels, building, social amenities, etc in the area.
  • Faster and easier retrieved of information for instantaneous use of recipient such as government agencies, demographers, tourists and individuals.
  • Identification of amenities in the state so as to know which other ones they need.

 

1.4     Aim and Objective of the Study

The objectives of this research work were to ensure the achievement of the aims stated, below as follows;

  • To capture geometric and attribute data for parcels, building and other amenities such as well drainage system using estate surveying method.
  • To create a database (spatial and attribute) for the features in the area under study.
  • To perform spatial analysis on the database created.

 

1.5     Significant of the Study

This research work will be of much assistance to feature designers who will be using this research as a reference. The project serves as a condition for the award of Ordinary National Diploma.

It will also help in the advancement of knowledge by the future users, to test the ability of students in executing computerizing property management system project using estate surveying techniques without overlooking the basic principles in estate. And to manage a property (Federal Housing Estate (Uyo).

1.6     Organization of the Research

This research is presented in five chapters as follows:

Chapter one is introductory. It embodies the preliminaries, theoretical background, statement of problem, objectives of the study, significance of the study, scope of the study, limitation of the study and definition of terms.

Chapter two is all about literature review.

Chapter three is concern with the system design and methodology, input and output format, flowchart.

Chapter four considers system implementation, system design, flowchart, choice of programming language, analysis of modules, programming environment and implementation.

Chapter five presents the summary, recommendation and conclusion.
